As we continue to grow our U.S. platform, we are looking for an Executive Vice President of Operations to lead the performance, people, and operational strategy behind more than 70 student housing communities across the country.

 

Reporting to the President and working in close partnership with Facilities and Leasing leadership, the EVP of Operations serves as a key member of the U.S. leadership team with overall accountability for portfolio performance, operational strategy, financial results, resident experience, client relationships, and the leadership and development of the U.S. Operations organization.

 

This is a highly visible leadership role for a candidate who can operate at scale while remaining connected to the business. The EVP will lead through senior and regional operations leaders, establish clear performance expectations across the portfolio, and ensure strategy translates into consistent execution at the property level.

 

As Yugo continues to grow its U.S. platform, this leader will also play an important role in strengthening our third-party management business, developing trusted relationships with owners and clients, supporting new business opportunities, and successfully integrating new management assignments into the portfolio.

Responsibilities

Portfolio Performance & Strategy

  • Lead the strategic and operational performance of Yugo's U.S. portfolio of 70+ student housing communities.
  • Establish clear portfolio priorities, operating standards, performance expectations, and accountability across the Operations organization.
  • Drive achievement of annual NOI, revenue, occupancy, and expense targets.
  • Maintain executive visibility into portfolio performance, emerging risks, market trends, and opportunities.
  • Ensure underperforming assets have clear recovery strategies, accountable leadership, and measurable outcomes.
  • Continuously evaluate the operating model, structure, and resources required to support a growing and evolving portfolio.

Operations Leadership

  • Lead and develop a high-performing team of senior and regional operations leaders.
  • Build leadership capability and bench strength through coaching, succession planning, talent development, and clear accountability.
  • Create a culture of ownership, urgency, disciplined execution, and strong decision-making.
  • Ensure portfolio strategy is effectively translated through regional leadership into property-level execution.
  • Identify and address organizational, leadership, and performance gaps that could impact the success of the portfolio.

 

Financial, Leasing & Revenue Performance

  • Maintain executive accountability for portfolio NOI, revenue, operating expenses, forecasting, delinquency, and bad debt.
  • Partner with Finance and operational leadership on annual budgets, forecasts, and asset business plans.
  • Provide executive oversight of portfolio-wide leasing, occupancy, pricing, and revenue performance.
  • Partner closely with Sales & Marketing and Revenue Management leadership to ensure strategy and operational execution remain aligned.
  • Drive timely intervention and performance recovery when properties or markets fall behind expectations.

 

Third-Party Management & Client Relationships

  • Provide executive oversight of Yugo's third-party managed portfolio and ensure delivery against management agreements, approved business plans, and client expectations.
  • Build trusted relationships with owners, investors, clients, and strategic partners through transparency, strong communication, and consistent operational delivery.
  • Participate in owner meetings, asset reviews, new business opportunities, presentations, and operational due diligence.
  • Partner with Business Development and executive leadership to support the continued growth of Yugo's third-party management platform.
  • Lead Operations' involvement in the transition, onboarding, and stabilization of new management assignments.
  • Proactively identify and address risks to client satisfaction, asset performance, or management agreement retention.

 

Resident Experience & Operational Excellence

  • Establish portfolio-wide expectations for resident experience, service delivery, and operational consistency.
  • Ensure resident feedback, NPS, reputation, and performance data translate into meaningful operational improvements.
  • Champion scalable systems, programs, and processes that strengthen performance while supporting continued growth.
  • Maintain executive oversight of operational risk, compliance, audit performance, and significant business issues.

 

Executive & Cross-Functional Leadership

  • Serve as a key member of the U.S. executive leadership team, contributing to broader company strategy and decision-making.
  • Partner closely with Finance, Sales & Marketing, Facilities, People & Culture, Business Excellence, Technology, and other functions to deliver company and portfolio priorities.
  • Lead Operations effectively through acquisitions, dispositions, management transitions, organizational changes, and other significant business initiatives.
  • Represent Yugo with confidence and credibility in client meetings, industry engagements, and other external forums.

What You'll Bring

  • 12+ years of progressive leadership experience in student housing, multifamily, hospitality, or a related real estate operating environment.
  • Significant executive-level experience leading a large, geographically dispersed, multi-state property portfolio.
  • Demonstrated experience leading through senior and regional operational leadership teams.
  • Strong third-party property management experience and a track record of developing successful owner and client relationships.
  • Deep financial acumen with significant experience in P&L management, budgeting, forecasting, NOI performance, and revenue strategy.
  • Strong understanding of student housing leasing cycles, occupancy management, revenue strategy, and operational execution.
  • Demonstrated success improving underperforming assets and leading complex operational turnaround strategies.
  • Proven ability to build, develop, and hold accountable high-performing leadership teams.
  • Experience scaling operating platforms and leading organizations through growth and significant change.
  • Strong executive presence and the ability to communicate effectively with clients, owners, investors, executives, and field teams.
  • Bachelor's degree or equivalent combination of education and relevant executive experience.
  • Ability to travel extensively based on portfolio, client, and business needs.

Preferred Experience

  • Leadership experience within a student housing portfolio of comparable size and complexity.
  • Experience across both owner-operated and third-party managed portfolios.
  • Experience working with institutional owners, investors, universities, or higher education partners.
  • Experience with acquisitions, dispositions, management transitions, or portfolio integrations.
  • Experience with P3 student housing structures.
  • Experience operating within a global organization.

 

Additional Information

 

This position requires significant travel throughout the U.S., with occasional international travel based on business needs.
