The Vice President of Operations is a senior operational leader in the US responsible for driving performance, leading Regional Property Managers, and ensuring operational excellence across a multi-state student housing portfolio. This role oversees all aspects of property operations, leasing, revenue management, resident satisfaction, financial performance, and team development within the assigned region.

 

Reporting to the Senior Vice President of Operations, the VP serves as a strategic partner in shaping regional business plans, executing operational initiatives, and optimizing asset performance. This position requires a strong leader with deep student housing expertise, operational rigor, and the ability to scale performance across diverse markets.

 

Strategic Objectives include:

  • Build and lead a high-performing regional team that excels in leadership, financial management, and resident experience.
  • Drive NOI growth through strong revenue performance, disciplined expense management, and proactive risk reduction.
  • Ensure accountability at all levels for leasing execution, revenue generation, expense control, resident satisfaction, and operational consistency.
  • Deliver annual revenue, occupancy, and expense targets aligned with business plans and portfolio strategy.

Responsibilities

Leadership & Team Development

  • Provide visible, hands-on leadership across the region, setting clear direction and modeling high standards of performance and accountability.
  • Develop Regional Property Managers into strong business leaders through coaching, structured feedback, and exposure to strategic decision-making.
  • Identify high-potential talent within the region and actively support succession planning and leadership readiness.
  • Hold leaders accountable for results, behaviors, and execution through clear goals, regular performance discussions, and timely corrective action when needed.
  • Build leadership capability across all levels by reinforcing expectations around ownership, decision-making, and operational discipline.
  • Address underperformance promptly and decisively, ensuring improvement plans are clear, measurable, and time-bound.

 

Operational Oversight

  • Translate regional and portfolio strategies into clear operational priorities and execution plans for Regional Property Managers and site teams.
  • Ensure operational consistency and accountability across the region by establishing clear standards, performance benchmarks, and review cadences.
  • Proactively identify operational risks and performance gaps, taking ownership of corrective action and follow-through.
  • Ensure leaders are effectively prioritizing initiatives, managing competing demands, and delivering results without operational drift.

 

Leasing & Revenue Management

  • Provide strategic oversight and challenge to regional leasing plans to ensure they are realistic, competitive, and results-driven.
  • Hold leaders accountable for leasing execution, pace, and results, including corrective action where targets are missed.
  • Drive a performance mindset focused on conversion, pricing discipline, and proactive market response.

 

Financial Performance & Portfolio Management

  • Lead regional financial strategy with a strong command of portfolio performance, risks, and opportunities.
  • Hold Regional Property Managers accountable for financial results, including NOI performance, expense control, and forecast accuracy.
  • Require data-driven decision-making and ensure leaders understand the financial impact of operational decisions.
  • Step in directly when assets are underperforming to reset expectations and drive recovery plans.

 

Oversight of Focus Assets

  • Provide direct oversight and intervention for assets requiring elevated attention or turnaround strategies.
  • Develop and execute tailored improvement plans in collaboration with on-site and regional teams.
  • Ensure timely action, progress tracking, and reporting to senior leadership.

 

Resident Experience & Customer Success

  • Set clear expectations for resident experience and service delivery, holding leaders accountable for NPS and retention outcomes.
  • Ensure resident feedback and performance data are actively used to drive operational improvements, not just reported.
  • Serve as an escalation point for resident issues requiring senior-level intervention.

 

Cross-Functional Collaboration

  • Serve as a senior leader and strategic partner across Operations, Finance, Sales & Marketing, Business Excellence, and People teams.
  • Influence portfolio-level initiatives by providing clear operational insight, feedback, and recommendations.
  • Champion scalable programs, process improvements, and operational discipline that support long-term growth.
  • Represent the region with confidence and credibility in executive discussions, owner conversations, and key stakeholder engagements.

 

Travel

  • Travel frequently within the region and to corporate locations to provide hands-on oversight, training, and strategic support. Up to 75% travel required.

 

 

Key Performance Indicators (KPIs)

  • Achievement of regional NOI and GOI goals
  • Occupancy performance meeting or exceeding annual targets
  • Reduction in delinquency and bad debt
  • Improvements in resident satisfaction (NPS)
  • Employee turnover and vacancy reduction within the region
  • Compliance, audit results, and operational consistency

Qualifications

Essential experience:

  • Bachelor’s degree in business or related field.
  • Minimum 10 years of student housing or multifamily property management leadership, with at least 5 years in a Director or higher-level role.
  • Demonstrated success managing multi-state, multi-site portfolios.
  • Strong financial acumen with deep experience in budgeting, forecasting, P&L management, and revenue strategy.
  • Expertise in leasing strategy, occupancy management, and market-driven pricing.
  • Proficiency in property management systems (Entrata preferred).
  • Strong interpersonal, negotiation, coaching, and conflict-resolution skills.
  • Ability to build trust and strong relationships across diverse teams and leadership levels.
  • Proven ability to execute large-scale initiatives and lead through change.
  • Ability to work under pressure, manage competing deadlines, and thrive in a fast-paced environment.
  • Excellent written, verbal, and presentation skills.
  • Ability to travel domestically and internationally as required.
  • Proficiency in PowerPoint, Excel, and Word.

 

Desirable:

  • Experience in global or complex markets.
  • Experience working with universities or higher education partners.
  • Multilingual capabilities (Spanish, German, Chinese, Japanese).
  • Experience with public-private partnership (P3) student housing structures.
