As an Area Leasing Manager, you’ll report to the General Manager and be responsible for leading the leasing effort over all properties in this location, training and overseeing the leasing staff – consisting of leasing managers, full time leasing agents and student ambassadors – and directing the all parts of the sales efforts. That includes training and coaching the leasing team, developing and executing high-impact leasing strategies, and ensuring an exceptional resident experience aligned with our brand. Your focus will be on generating traffic, converting leads, and achieving occupancy goals with urgency and enthusiasm. You are highly organized, sales-minded, and thrive in a fast-paced, target-driven environment. You know how to connect with students ant families, motivate a team and collaborate across marketing and operations to get results.

Responsibilities

  • Lead leasing operations across multiple communities, inspiring and guiding a team of leasing managers, agents, and student ambassadors
  • Drive occupancy and resident retention through creative leasing strategies and exceptional service.
  • Oversee the lease renewal process, ensuring strong resident relationships and accurate recordkeeping.
  • Review and approve applications while ensuring compliance with company policies and Fair Housing laws.
  • Create memorable first impressions by touring prospective residents and showcasing community features.
  • Manage the full move-in and move-out process, from inspections and paperwork to welcoming new residents.
  • Support a vibrant community by planning and hosting engaging resident events.
  • Build lasting connections with residents by responding quickly to service requests and providing outstanding customer care.
  • Monitor market trends and share fresh ideas to keep communities competitive and attractive.
  • Partner with the team on innovative marketing and sales initiatives to drive leasing success.
  • Lead by example in team meetings, setting goals, celebrating wins, and encouraging collaboration.
  • Ensure smooth and efficient property turns, including budgeting, vendor coordination, and cost control.
  • Maintain a professional, welcoming office environment and showcase-ready models.
  • Uphold the highest standards of compliance, professionalism, and resident satisfaction.
  • Step in with flexibility to support the team during evenings, weekends, or special projects as needed.

Qualifications

Here’s what you’ll need to thrive in this role!

  • High school diploma, GED or equivalent, preferred. In lieu of degree, equivalent experience in residential properties, rental operations, or related business operations is required. 
  • Minimum of two years of experience, preferably in residential properties, rental operations, or related business operations required. 
  • Relevant experience working at a property, even better at a university/college
  • Entrata experience, or relevant rental software experience
  • Strong interpersonal and communication skills, including the ability to build and maintain quality relationships
  • Strong customer service skills, ability to manage difficult or emotional customer and staff situations, responds promptly to customer needs and quickly responds to resident requests
  • Carbon Literacy Certification or willingness to undertake training
