We are seeking an accomplished and forward-thinking Regional Facilities Manager to lead our multi-site facilities operations with a focus on safety, efficiency, and continuous improvement, preferrably located in the East Coast or Midwest region.

 

Reporting directly to the Director of Facilities, you will champion preventative maintenance programs, leverage advanced technologies, and promote sustainable practices to ensure that every property operates at peak performance. This role requires a strategic thinker with exceptional leadership, technical expertise, and the ability to foster a culture of excellence and innovation. Extensive travel (up to 75%) is required to ensure consistent application of best practices across all sites.

Responsibilities

Sound good so far? Here’s what you’ll need to succeed in this role!

  • Minimum of 7 years in maintenance or operation roles in property management
  • Area or Regional Maintenance Manager experience (student housing preferred)
  • Execution of preventative maintenance plans
  • Entrata or other core property management software
  • Minimum OSHA 10 certification or obtain within 90 days
  • Deep understanding of safety regulations, emergency preparedness, and environmental stewardship.
  • Understand and be able to use and interpret construction drawings, including architectural and mechanical, and construction manuals
  • Ability to travel a minimum of 75% of the time
  • Preferrably located in the East Coast or Midwest region.

Reporting to the Facilities Director, here’s what you’ll do:

  • Develop, implement, and enhance preventative maintenance programs, ensuring all building systems and components meet industry and manufacturer standards through regular inspections and audits.
  • Lead through example and training to promote a best-in-class safety culture throughout the organization.
  • Lead and participate in regular safety education meetings, regionally or at property level
  • Monitor the compliance of safe work practices and use of PPE in the field – use positive reinforcement to correct behavior
  • Create, roll out and keep updated site-specific emergency evacuation plans in coordination with local authorities
  • Coach and mentor Maintenance Supervisors, provide support on technical issues, and ensure leadership development.
  • Provide technical assistance on maintenance-related items
  • Oversite and management of maintenance related budget items including but not limited to capital projects, maintenance and repairs, third party contract services and annual turn
  • Travel to properties based on specific needs/projects underway and as part of normal rotation to inspect/observe conditions and thoroughness/quality of operations. Travel up to 75%.
  • Work with Regional Property Manager’s to negotiate outside vendor contracts for region, such as cleaning, landscaping, painting, flooring – monitor quality of services and correct work quality of vendors where needed
  • Work in conjunction with applicable department to optimize negotiated relationships; ensure that site teams comply to greatest extent possible
  • Inspect properties and ensure that cleaning, grounds keeping, inventory control, and general maintenance is being performed according to company policies and procedures
  • Identify building defects, and propose suitable solutions, and approximation of costs
  • Provide leadership with recommendations for continued improvement on maintenance operations to decrease expenses
  • Activate and coordinate emergency response teams in the event of natural disasters in coordination with relevant stakeholders
  • Analyze weekly property KPI reporting to identify focus assets and opportunities for improvement.
  • Provide to Regional Manager timely performance updates that identify concerns/potential risks as well as opportunities.
  • Be able to develop relationships that motivates on-site team members to efficiently achieve key performance indicators.
  • Perform other duties, responsibilities and special projects as required
